Why families and first-time buyers should check out Walthamstow

Recent research by Rightmove revealed Walthamstow to be London’s most in-demand location for buyers — a finding that will come as no surprise to residents, who embrace its creativity, community spirit and independent vibe.

It’s at the heart of Waltham Forest, the first London Borough of Culture 2019, and the legacy lives on with live performances, installations and the much-anticipated transformation of the Grade-II listed Granada cinema into an arts venue operated by Soho Theatre.

Some £200million is being invested in transforming the town centre, there’s tons of green space to explore and getting around is easy, whether by public transport or bike, as Walthamstow is part of the Mini Holland scheme which encourages cycling.

House prices in E17 have more than doubled over the past decade but it’s still much better value than Dalston or Shoreditch.

Walthamstow Village, a Victorian conservation area, is the priciest part, and you get more bricks for your buck towards Chingford.

Period Warner properties, consisting of two purpose-built flats, with their own entrance and garden, are popular with first-time buyers, as are new-builds offering Help to Buy.

What’s on offer in Walthamstow?

Blackhorse View, a joint venture between Barratt London and TFL has 85 private sale homes opposite the Tube station.

All one, two and three-bed apartments have a balcony or terrace, and many enjoy views over the Walthamstow Wetlands, from £414,000 with Help to Buy.

The Chain offers great links to the station

L&Q has just launched 108 one and two-bed SO homes at Blackhorse View, from £86,250 for a 25% share of £345,000, and is also offering one and two-beds at The Chain, ten minutes from Walthamstow Central station. They start from £390,000 or £91,250 for 25% of £365,000.

Shared ownership homes are up for grabs at Coachmakers Yard, Notting Hill Genesis’ scheme of one, two and three-bedroom apartments just off Blackhorse Road.

The high spec includes Smeg kitchen appliances, from £88,750 for a 25% share of £355,000.

All one, two and three-bed homes at Countryside’s Feature 17 have Hyper Optic broadband, and Help to Buy is on offer, from £415,000. Next year the developer launches Hepworth Place, 500 one to three-bedroom homes by the town hall, from £435,000.

Look out for The Jazz Yard, sale and shared ownership one and two-bed homes near St James Street station. And next summer Pocket Living unveils Forest Road E17, 90 one-bed apartments.
