For many novices hoping to buy or sell their home, diving into into the property market can seem like a stressful experience. 

But according to The Block’s buyer’s advocate Nicole Jacobs, there are plenty of ways to avoid being burned by a bad investment.  

Speaking to TV Week magazine on Monday, Nicole explained how arming oneself with knowledge is vital for any property sale or purchase.

‘Having knowledge is crucial’, the expert said. 

While it may be an arduous process, Nicole emphasised the importance of doing due diligence before buying. 

Getting a contract checked by a solicitor or or licenced conveyancer is also a must, she said.

Nicole, who has worked for over 16 years in the industry, also warned buyers and sellers to make decisions based on the market as it currently stands. 

‘Don’t try to predict market fluctuations. By buying the right property for you, you’re saving money’, she said. 

When it comes to bidding, Nicole insisted that the winner isn’t always the person with the most to spend.

By learning the ‘rules of engagement’ and certain bidding techniques, it is possible to come out on top, even if you don’t have the ‘deepest pockets’ in the room, she said.

For those who are trying to offload a property, Nicole highlighted the importance of showing potential buyers a depersonalised version of your home. 

Good lighting and cleanliness are also vital on inspection day, she explained. 

Finally, Nicole urged market novices to leave their emotions out of the buying or selling process.
